What the flood zones mean

How the lookup works

  • Start typing and pick your address from the list, or type it in full. The address is turned into a point on the map (Google), and the flood zone is read at that point (FEMA).
  • It needs one building. A street name, a city or a ZIP code on its own covers too much ground to have one zone.
  • It also checks about 200 feet around the point and tells you if another zone is that close.
  • The map comes from FEMA and the U.S. Geological Survey. The official maps are at the FEMA Flood Map Service Center.

How do I find my flood zone?
Enter the address above. The lookup finds the point on the map and reads the flood zone FEMA shows there in its National Flood Hazard Layer, the digital version of the official flood maps.
What is a Special Flood Hazard Area?
It is the area FEMA maps as having a 1% or greater chance of flooding each year. Zones that start with A or V are in it. A federally regulated or insured lender requires flood insurance on a building it holds a mortgage on there.
Do I need flood insurance in Zone X?
Federal rules do not require it in Zone X, though a lender can still ask for it. Flood insurance is available there and usually costs less than in a high-risk zone.
What is base flood elevation?
It is the height FEMA expects floodwater to reach in a 1% annual chance flood. How high a building sits compared with it is one of the things an elevation certificate records.
Is this an official flood zone determination?
No. It reads FEMA's map at one point. A lender or insurer uses a determination made for the building itself, and a building near a zone boundary can be in a different zone from the point checked here.
